The Nová Myslivna project utilizes BIM. What does this really mean and why is it so exceptional?

BIM is short for Building Information Modeling, which is a progressive way of overseeing a building’s construction and its subsequent management. BIM isn’t just a basic 3D building model, but a digital model that contains all of a building’s information, from dimensions and materials to its energy performance, costs, maintenance schedules, and many other technical specifications. 

How does BIM help?

  • Better coordination between teams – architects, engineers, builders, and other professionals work with the same digital model, which significantly reduces the risk of mistakes and construction issues.
  • Simulations and analyses – BIM allows us to simulate various aspects of the building prior to the start of construction, such as its energy efficiency, optimal lighting, or structural stability.
  • Effective planning – thanks to precise dates we can better plan the budget and timeframe of construction, saving not only time, but also costs.
  • Building maintenance – the model can be used even after construction is finished, for example to plan maintenance work or renovations, which keeps the building in an optimal condition for many years.

Why is it so important?
Unfortunately, the construction industry is still one of the least digitized fields and only a very small percentage of residential buildings in the Czech Republic uses this method. But large projects take up up to  20% more time than absolutely necessary while also up 80% of projects increase their projected costs, all of which BIM seeks to avoid.
